Most of a closing can be handled without anyone driving anywhere, and that is how we run it by default. The diligence is where we don't cut corners. Every file goes through two examiners and a documented identity check. Wiring instructions go out by email and then get confirmed by phone on a number you already have for us, and nothing leaves the trust account until that call happens.

What is title insurance, and do I need it?

Title insurance protects you and your lender against financial loss from defects in the title to real property: undisclosed liens, recording errors, forgery, missing heirs, and similar problems. A lender's policy is required by most mortgage lenders. An owner's policy is optional but strongly recommended; it protects your equity for as long as you or your heirs own the property, for a one-time premium.

How long does a residential closing take with Atwater?

Our standard purchase closing timeline is 21 business days from executed contract to funding, driven primarily by the lender's underwriting timeline rather than title work. Refinance closings typically clear within 7–10 business days.

Do you handle remote online notarization (RON)?

Not at this time. Signings are conducted in person at our Detroit office or by mobile notary at a location of your choice across our service area.

How does Atwater protect against wire fraud?

We deliver wiring instructions by email and verify them with you by phone. Before sending any funds, call your Atwater closing coordinator at a phone number you have independently confirmed, never one provided in an email, to verify the account details. If you receive an email claiming our wiring instructions have changed, do not act on it; call us first.

What does a title search include?

Our examiners search public records back through the statutory period for liens, judgments, easements, restrictive covenants, mortgages, mechanics' liens, tax delinquencies, and any other encumbrances on the property. Findings are disclosed in a written title commitment with Schedule A (insured items) and Schedule B (exceptions and requirements).

Are your rates regulated?

Title insurance premium rates are filed with each state's department of insurance, and in several states they are set by it. In Florida, for example, rates are uniform across all licensed agents. We disclose all fees in writing on the Closing Disclosure (CD) before signing.
